New Satellite Dish Rules

Twin Ponds is adopting new satellite dish rules effective immediately.
We have several satellite dishes on our property that have been installed incorrectly. There are dishes that have damaged roofs and siding. There are numerous dishes that have remained on the property well after the resident with the service moved out.
We are amending our lease with regards to satellite dishes and antennas in accordance with FCC Regulations. The amendment follows below and it has been sent to every resident via email.
Moving forward, we need to know which residents are currently using satellite. We will be doing a clean sweep of the property to remove ALL satellite dishes, cables and make any necessary repairs due to improper installation. This will be a long process and we intend on starting in May.
If you do not use satellite, you need to do nothing. However, if you are currently using satellite, you must email dishestwinponds@gmail.com with SATELLITE in the subject line no later than April 1, 2020. The email needs to contain your name, apartment number and your satellite provider’s name.
If you have satellite, you will also need to contact your provider and have them relocate your satellite according to the enclosed lease amendment. This must be done by May 1, 2020.
If we do not receive an email from you, your dish will be removed, and your service will be interrupted. Please act now. If you wish to then reinstate service, it will be at your cost and it must be done according to the enclosed amendment.

6. a.) No electric or automatic washing machine, television aerial or other like equipment shall be installed without the written consent from Landlord. You may install only one satellite dish or antenna within the premises leased to you for exclusive use, such as your deck/balcony, in accordance with FCC regulations Installation is not permitted on any common areas such as, but not limited to, the roof, exterior wall of the building, window, windowsill, parking area, fencing or any other area not exclusively leased by you. A satellite dish may not protrude beyond the vertical and horizontal space that is leased by you or your exclusive use. Installation of any satellite dish or antenna must comply with all City, State and Federal laws and may not interfere with any common cable, telephone or electrical systems of the property or neighboring apartments. Dishes must be installed using non-penetrating kits. Satellite dishes cannot be installed in any manner which requires holes to be drilled through walls, windows, doors, roofs, decks, deck rails, deck boards or floors. You will be charged for damages for any improper installation. Your landlord does not represent and/or warranty that approved installation of a satellite dish will be enough to retrieve a satellite signal. You will have sole responsibility for maintaining the satellite dish and all related equipment. You must remove the satellite dish and all related equipment upon vacating the premises. Failure to do so may result in damages and/or disposal fees. In the event of any injury to person(s) or property caused by the satellite dish, the Resident shall be solely responsible for same and hold the Landlord harmless. We reserve the right to remove equipment installed incorrectly and outside FCC regulations in order to make repairs which may result in the unexpected interruption of your service without notice to you. You will be charged for any subsequent damages for improper installation. This could also result in a reconnection fee charged to you by you provider.
