VillaTrash Update

Trash update for the Villa residents. We sure wish we had more to tell you, but after hours on the phones and emails that got hardly anywhere, this is all we can tell you.

As you probably know by now, there was a "mess up" with the trash company picking up the curbside trash yesterday. The problem was that they decided to come at 6:30am, not at 8:00am or after as our contract says.

It has been very difficult trying to get any answers from them. We have been told they will be here to pick up "sometime this afternoon", but we cannot specify a time. If we do, we will let you know.

Trash is scheduled for pick up on Monday, despite the holiday.

We apologize for any inconvenience this has caused. Have a wonderful weekend.

Holiday Trash Schedule for the Villas

Due to Martin Luther King, Jr. Day falling on our regularly, scheduled pick up day, the Villas curbside trash will be delayed by one day. Your trash will be picked up on Tuesday the 20th then again on Thursday.

Please do not bring your trash to curb too early. It should be brought out by 8:00am on the morning of pick up, not the evening before.

Your normal schedule is Monday and Thursday, unless there is a holiday.

We have been fining residents for bringing their garbage to the curb any other times than Monday or Thursday mornings due to the animals ripping into the bags and scattering the garbage all over. To avoid fines, simply bring the trash out the morning of.

We are asking that everyone abide by these simple procedures to avoid any issues. If you do need to dispose of something outside of the Villa pick up times, please feel free to use the compactor or the stationary dumpster for larger items. If using the stationary dumpster, be sure to walk the items all the way to the back of the container so that others may dispose of large items too.

If you live in one of the multi-family buildings, you cannot leave your porch light on for our little trick-or-treaters. Just print the photo below and put it on your door to let the little ghouls and goblins know you have goodies.

If your kids are a little older and they are going out on their own, please show them this post so they are not knocking on doors without this sign on it. The Courtyards and the Villas have porch lights so this only applies for the three-story, multi-family buildings.

Be sure to drive a little slower on Halloween and have a safe and fun Halloween.

Pennichuck Flushing Water

Main water lines are scheduled to be flushed.

Pennichuck Water will be flushing the water lines starting Monday, October 6th, 2025 until Friday, October 10th, 2025. The flushing will take place overnight between the hours of 10:00pm and 6am.

During this time, y ou should refrain from doing laundry, as the flushing may result in colored water which may damage your clothing.

If you notice colored water in the morning after the flushing is complete, please run your cold water for 5 to 10 minutes. If the issue persists, please don't hesitate to call Pennichuck at 800-553-5191. Pool Update

The Pool is Closed For The Season

Ugh…the pool.

All we can do is apologize again that we are unable to get the pool up and running. As stated before, we have had countless, qualified contractors involved, Eversource, the manufacturer, etc. We run into problems that take us a while to solve, but I do not remember one as frustrating and maddening as the pool issue that still remains unresolved.

Everyone has been very understanding, and I personally want to thank you for that. Many of you shared with me that your industry was having similar problems accomplishing projects due to parts, vendors, understaffing issues, lack of training and even competence. It really helped Management to know we are not alone in our frustrations and thank you to each of you that shared your professional frustrations with us and understood we were doing everything possible.

Please accept our apology and thank you for your ongoing support.

Paving Projects Continue

PAVING PROJECTS CONTINUE

Our next pavement project is to replace the pavement on the rotary and to repair the potholes throughout the community.

PAVING PROJECT IS SCHEDULED JUNE 23RD THROUGH JUNE 27TH, BUT EXPECT DELAYS

Paving will commence on Monday June 23rd. The entire rotary is being repaved/replaced and various pothole repairs throughout the property are being tended to during this time. Due to there only being one access from the Villa Condos using next door using our rotary, and the complexity of the project, please expect delays. You should plan to stay away from the rotary during this time and use the exit out of the property that allows you to leave without using the rotary.

DLB Paving, Inc., will do their best to keep traffic moving, but expect delays of at least 5 to 15 minutes at certain times at the rotary in particular. Potholes/patching will have minimal disruption as vehicles can drive around them.

There will be a lot of moving equipment and people working in the rotary area next week so please give yourself enough time to exit and enter. Be cautious and drive slow during these repairs.

DLB Paving is hoping to wrap up the project on June 27th, but weather and unforeseen can certainly delay a project like this.

Small Dog Park Maintenance

Please be advised that common area carpet cleaning will take place on the following days:

The Fountains on Wednesday, June 11th

The Gardens on Monday, June 16th. The Gardens will take 2 to 3 days.

We also want to remind everyone that no personal items should be stored or left in any common areas , per the Fire Marshal’s regulations. This includes hallways, stairwells, and any shared indoor or outdoor spaces.

Any personal items stored in the hallway must be removed prior to cleaning. Items that are not removed and obstruct the cleaning process may be moved, stored, or disposed of at the tenant’s expense.

We appreciate your cooperation in keeping the building clean and your attention to this matter.

Paving Update - Final Stretch!!!

Let us start by saying the residents directly involved in this project have been amazing! We have not had any issues and it has made this project run very smoothly. THANK YOU! We are in the home stretch finally.

The next steps are as follows:

MAY 30TH BEGINNING AT 7AM: TOP COAT IS BEING PUT DOWN.
MAY 31ST THRU JUNE 1ST: STRIPING OF PARKING SPACES BEING DONE.
JUNE 2ND: YOU MAY RETURN TO YOUR PARKING SPACES. NO PARKING PRIOR TO JUNE 2ND WHATSOEVER.

Any vehicles that have not moved on the 30th by 7:00am will be towed at the vehicle owner's expense. If anyone parks in the newly-paved area prior to Monday, June 2nd, the vehicle will also be towed at the vehicle owner's expense.

At the bottom of this email, you will find a map outlining the spaces that will be affected during this project. The assigned parking spaces highlighted on the map are 8, 10 thru 16 and 18 thru 24 .

IMPORTANT THINGS TO REMEMBER:

There is extra parking behind buildings 333-335, or at the bottom of the Summit. There is extra parking at the office and at the mail kiosk across from the office.
Any vehicle parked in the highlighted spaces will be towed at the vehicle owner’s expense. It is your responsibility as our resident to inform visitors of same.
The schedule may change due to weather or unforeseen circumstances. If this occurs, we will notify you.
If you park on the pavement and impede maintenance, we will have no choice but to tow the vehicle at your expense. If you park in the newly paved area after the topcoat is installed and damage the newly installed pavement OR destroy the new striping, you risk paying for damages.

Pool Opening Update

WHO KNEW WE'D HAVE A NOR'EASTER IN MAY!!!

It is hard to believe we are talking about a Nor'Easter in late May, but here we are.

Due to the very cold weather, we are rescheduling the opening of the pool to Friday, May 30th. The local forecasts show the temps "might" hit the low 70's on Monday and that is just not warm enough for swimming.

Be sure to let your entire household know that the pool is not opening until next Friday. We do not want anyone getting hurt due to chemical imbalance prior to the opening next Friday.

Paving Update

Paving Project Update

The paving project is moving along as planned and the residents are allowed to park on the base coat. We now have to wait for the curbing company to give us a date next week. Once they give us that date, the residents with the involved parking spaces will once again have to park elsewhere.

After the curbing, the paving contractors will finish with the topcoat. The final step will be to re-stripe the spaces.

When we get the curbing date, we will notify everyone as the 15 households will need to find parking elsewhere. This will happen one last time when the topcoat is scheduled. The vehicles will once again have to park elsewhere until the topcoat is cured. Finally, all vehicles have to move one last time when the striping is done.

We will continue to update you with the progress of this project. Thank you for your cooperation and understanding during this time.

300s Paving Project

This is to let the community know, that a large paving project is taking place in front of buildings 305-311 beginning May 19th. The highlighted parking spaces are being rebuilt.

The reason we are notifying you is because residents will need to find alternative locations for their vehicles. We have given them a few places they can park during this time, but they are free to park anywhere, as long as it is not an assigned space.

The project is expected to take a few weeks, depending on weather and the contractors. We will keep you updated with any major changes.

Please do not park in the highlighted area at all during the week of the 19th and the 26th. We will have no choice but to tow vehicles at the vehicle owner's expense if maintenance is impeded in order to keep this costly project moving.

We are looking for an experienced Maintenance Technician, perferably someone that knows this industry. Must be able to work alone and thrive working with others. Must have own tools, valid driver’s license, solid driving record and own a reliable

vehicle. The individual that applies for this position must be available to work full time and occasionally after hours for emergency situations and on call situations. Must work occasionally after hours with other employees for community events.

The maintenance staff works with all members of the property management team and under the direction of the Service Coordinator and Property Manager. Tasks must be completed in a timely manner and consistent with company standards.

IMPORTANT NEWS FOR TRICK-OR-TREATERS

Happy Halloween! In a community our size, with all types of apartments, it can be difficult to know what to do on Halloween unless there is a plan. Well, we have a plan!!!

In the Courtyards and the Villas, you can signal trick-or-treaters they are welcome by putting your porch light on. If you live in a multi-family building, you need a way to let trick-or-treaters know if they are welcome or not.

If you live in the Fountains, The Gardens or the Summit, simply color a spooky picture and put it on your door. This could be a fun project for the kids after school today. If you have other Halloween decorations on your door, make sure to put the words "TRICK-OR-TREAT HERE" on your drawing so it is clear to the parents and trick-or-treaters.

If you have a printer, feel free to use the pumpkin above for your door.

If you are the parents accompanying the trick-or-treaters, please be respectful of the residents that do not want to participate in trick-or-treating. If the porch light is not on or there is colored, Halloween picture on the door, please do not let the kids ring the doorbells or knock on those doors.

We all love fireworks, but they are illegal in New Hampshire. Please refrain from shooting off fireworks on the property. It is unsafe with so many people, buildings and the wooded areas. We also do not want to terrify the hundreds of dogs we have on the property.

Important news for trick-or-treaters!!!

Happy Halloween! In a community our size, with all types of apartments, it can be difficult to know what to do on Halloween unless there is a plan. Well, we have a plan!!!

If you live in the Fountains, The Gardens or the Summit, simply put a picture of a pumpkin on your door. You can print it or simply draw and color a picture of a pumpkin and on a piece of paper.

If you are the parents accompanying the trick-or-treaters, please be respectful of the residents that do not want to participate in trick-or-treating. If the porch light is not on or there is not a pumpkin on the door, please do not let the kids ring the doorbells or knock on those doors.

Wallethub uses a "Quality of Services" scoring system made up of 38 metrics which are then divided into six service categories which are then measured against the city's per-capita budget.

Nashua was singled out as one of the top five cities for lowest infant mortality rates; top four for lowest violent crime; and fifth overall for city services. The overall national rank for Nashua was fourth.

New Roofs in the Villas

Buildings 10, 11 and 12 are getting new roofs starting Monday, April 25th thru April 28th.

If you live in buildings 10-12, be sure to check your email for very important information regarding the roofing.

Large dumpsters are being delivered to the property on Friday, April 22nd. We will be putting cones in parking spaces reserved for the dumpsters. Please do not remove the cones or you risk being towed at your own expense. It is your responsibility to inform your guests of same.

As of 7AM on Monday, the 25th, there is no parking in front of building 10.

As of 7AM on Wednesday, April 27th, there is no parking in front of building 12.

Your vehicles could sustain damage if they are not moved and because of this, we will tow vehicles immediately at the owner's expense. We are hopeful to have your cooperation. We do not like towing vehicles. Please be sure to tell your guests.

Garden Plots

Garden plots go quick! Please read the procedures and rules in their entirety.

GARDEN BASIC RULES

COVID 19 PRECAUTIONS: If you have COVID, have been exposed to COVID or have symptoms, please refrain from coming to the garden at all until you have completed quarantine as outlined by the CDC and you are symptom free.
Plot numbers will be issued on a first come, first serve basis. We will attempt to plot locations upon request.
If you were assigned a plot, but you have not tended to it by May 1st, you will be notified via email and the community will be notified there is a plot available. This process will repeat on the 1 ^st of every month throughout the gardening season.
Only organic, non-toxic pesticides and materials can be used in the gardens.
Soil will be delivered at both gardens by April 15 ^th or sooner if weather allows.
The water will be turned on by April 15th
The Garden Coordinator is Alicia. Alicia is kind enough to volunteer her time and take charge of this project. She is who you will be speaking to when you email twinpondsgardenplots@gmail.com . Thanks Alicia!!! We appreciate all that you do. You can always talk to management, but talk to Alicia about the garden first.
Alicia is donating a bunch of seeds to the Twin Ponds Garden Community. If you have items you want to share, let Alicia know.

It is a good idea to check your smoke detectors back up battery whenever it is time to change the clocks forward or backwards. Always keep a few spare 9V's on hand.

Tree Work on Thursday the 29th

A significant amount of tree work is being done this Thursday.

On Thursday, the 29th, beginning at 8:00AM, a we will be doing tree removal and trimming. The 200's and the Gardens are the only areas that are not being worked on. We have included a property map showing highlighted areas of where the work will be done. If your vehicles are normally parked in these areas, they must be moved by 8:00AM Thursday.

If tree work is being done behind your building, please remove your personal belongings from your decks and from behind the buildings. We will not be responsible for your personal belongings. Failure to have your vehicles moved by 8:00AM on the 29th will result in the vehicle being towed at the vehicle owner's expense. It is your responsibility to inform your visitors as well.

A different contractor will be removing 3 very large trees on the corner of 311/313 in the immediate future. We will notify you when we have been given the date.

Weekly Pool Closings

It has been a difficult year to find employees.

Times sure have been strange. We did the best we could to find Pool Monitors to cover the schedule. Unfortunately, there are still two shifts that will not be covered most likely for the remainder of the year.

Until further notice, the pool will be closed on Tuesday mornings and Wednesday afternoons.

Dog Park Maintenance

Large dog park closed Saturday, July 24th at 8:00am for maintenance

Whether you own a dog or not, we are sure you have seen the unsightly flooding that occurs in the large dog park after every storm. The water is flooding the entire center of the park and staying for quite some time after the storm has passed.

We spoke to a few of our excavating companies and they told us that the dirt in the middle is so compact and the water table is so high, the water literally has nowhere to go. On Saturday beginning at 8AM, we will need every to be out of the park so that we can begin digging up the compacted area. The sand/dirt will be pulled away from the side and we will add fresh sand as well. In the end, we are hopeful that there will be no more flooding.

Fishing Derby Was a Blast!

Fishing Derby 2021!!!!

Everyone had a great time last Saturday! This is the first community event we have been able to have since Covid hit us. It was refreshing to see so many people come out and play!

HERE ARE THE WINNERS OF THE FISHING DERBY

Ages 11 and under: Isaac came in 1st place for the largest fish. Debortisha was not far behind and took 2nd and Griffin took 3rd.

Ages 12 to 17: Nischal won 1st place. He was the only one in his age group!

Ages 18 and over: Wayne won 1st place with one of the only bass of the day. 2nd place was given to Jody and her fish was also a bass.

Most fish caught: 1st place was Debmalya with 28 fish. In 2nd, was Nischal with 12 fish. Debotrisha came in 3rd with 7 fish.

Kumara and Madhavi won the raffle and received a credit on their rent.

Thank you to Kid's World Entertainment out of Boston for sending us the perfect balloon twister! He did not stop twisting balloons from the time he opened his car door until the event was over. Great job!!!

Too Cold to Open the Pool

We are ready, but the weather is not.

As hard as we worked to get the pool ready for you for Memorial Day weekend, the weather is not cooperating. As of now, it is only supposed to be in the 60's and it looks like we are getting a lot of rain. We will do our best, weather permitting, to have the pool open next week.

15th Annual Fishing Derby

We are SO excited to announce the Annual Fishing Derby at Twin Ponds! We have missed doing our community events with our residents.

JUNE 12TH FROM 10AM TO 2PM

RAIN DATE: JUNE 13TH FROM 10AM TO 2PM

We divide the contest into four age groups. All children under the age of 12 must be accompanied by an adult. You will need to supply your kids with their own fishing equipment and bait. There will be burgers, hot dogs, chips, soda, freeze pops and of course the trophy ceremony for the largest fish and most fish caught at the end of the day.

There will be face painting and Kid's World Entertainment will be here to "twist" balloons into hats and shapes for the kids.

This is our favorite event of the year. If you have never fished before, this would be a perfect place to come give it a try. Our ponds are loaded with largemouth bass, carp and catfish. Even if you do not like fishing, it is just a great day and a wonderful opportunity to hang out with your neighbors and grab a bite to eat.

Do Not Allow Your Dogs to Relieve Themselves "Anywhere"

Please do not allow your dogs to relieve themselves next to patios, along buildings under windows, etc.

Living here with a dog is easy. We have some basic rules to follow in order for thousands of people and hundreds of dogs to reside here harmoniously. We are very proud of our community and proud of the system of "dog management" we implement for everyone's well-being and your happiness.

We have been receiving complaints that dog owners are allowing their dogs to relieve themselves right next to a resident's patio, along buildings under windows, etc. We understand that it cannot always be helped, but please be respectful of others when you are walking your dogs. For residents that enjoy opening their windows or sitting on their patios, it will not be so pleasant if the surrounding area is being used for dogs to relieve themselves.

Help Needed at the Pool

Whatchya' doing this summer?

We are looking for someone to help us open and close the pool, and test the water throughout the day. This is not a Pool Monitor position.

Responsibilities include opening the pool, testing the water, reporting the findings and closing the pool. This is a profitable, easy little summer gig. Opening the pool may take 1 hour, but the rest of the visits take minutes. It would require being available 7 days per week, however, we help cover for vacations, etc.

We are so happy that the warm weather is approaching. We are gearing up for the lawns, flowers, a dog park “freshen up”, the pool and of course some community activities that we miss so much. We can call use some spring days after being cooped up. It is important that we all do our parts.

There are several large playhouses, kiddie pools, slides, bikes, and other large toys, all over the property. Management must take some blame because we have allowed some of these items to be in the common areas far too long, even though they were not allowed.

We have now received enough complaints from other residents, the landscapers and even our insurance carrier. The partners have asked that we reach out to the residents and get the property cleaned up immediately.

The large plastic toy houses, kiddie pools and slides must be completely removed from the property. All other toys and personal items must be kept on your deck/balcony/patio when not in use. We love a green thumb, but your plantings must be kept and fit on your own deck/balcony/patio. You cannot use the common area, the mulch bed or shell beds to store any planting materials.

If you live in the Courtyards, your children must park their bicycles on or under balconies/patios when they are not being used. The bicycles cannot be stored in between the buildings on the bricks, the walkways, or the parking areas.

Lastly, there are some people that are using the exterior outlets to plug in their vehicles. There are extension cords running from the outdoor outlets, through the grass, over walkways to eventually plug in the vehicles. The extension cords must be removed immediately. The owners have talked about electric car charging stations, but until they commit to installing them, the exterior outlets are not to be used for this purpose.

We are giving everyone until Monday, April 5th at 8:00AM to do their part. Our maintenance crew will then begin sweeping the property to remove items in the common area. If there is something you are having difficulty disposing of, please contact Management.

Fire Hydrant Replacement

On Tuesday, February 23rd, beginning at 7:30AM, our contractors will be replacing the fire hydrant in front of 1 building. This requires a lot of equipment and a lot of room surrounding the hydrant area.

All vehicles must be moved out of the parking spaces in front of buildings 1 and 3 (the yellow highlighted box below). Please be sure to tell your guests and visitors as well. We will have no choice but tow any vehicles that have not moved by 7:30AM tomorrow morning at the vehicle owner’s expense.

Xfinity Gives Back

Our Xfinity Representative is always thinking of our residents. They dropped off lots of ear buds and a few dozen pairs of headphones for kids to use while home schooling.

Please be aware that the jack is a "regular" headphone jack and they will not work on iPhones without an adapter. See the photo below.

GARDEN BASIC RULES

• COVID 19 PRECAUTIONS: If you have COVID, have been exposed to COVID or have symptoms, please refrain from coming to the garden at all until you have completed quarantine as outlined by the CDC and you are symptom free. Maintain social distancing and wear masks if you are gardening next to other gardeners.

• Plot numbers will be issued on a first come, first serve basis. We will attempt to plot locations upon request.

• If you were assigned a plot, but you have not tended to it by May 1st, you will be notified via email and the community will be notified there is a plot available. This process will repeat on the 1st of every month throughout the gardening season.

• Only organic, non-toxic pesticides and materials can be used in the gardens.

• Soil will be delivered at both gardens by April 15th or sooner if weather allows.

• The water will be turned on by April 15th

• The Garden Coordinator is Alicia. Alicia is kind enough to volunteer her time and take charge of this project. She is who you will be speaking to when you email twinpondsgardenplots@gmail.com. Thanks Alicia!!! We appreciate all that you do. You can always talk to management, but talk to Alicia about the garden first.

As New Englanders, we are not quite sure how to feel as a whole. Emotions run high as we approach Super Bowl and we feel torn. Many would love to see Tom win his seventh Super Bowl championship while others just cannot stomach cheering him on as anything other than a New England Patriot.

No matter what side of the coin you are on, enjoy the Super Bowl. During these strange times, any reason to celebrate is a great reason to celebrate. We encourage you and your family to enjoy the Super Bowl, in small groups of course. Plan on making some of your football favorites with the family before the game. Think about some decorations your children can make and hang up for the game.

Plan Accordingly For The Big Storm

Make plans now for your vehicle for Tuesday, February 2nd. Visit the Resident Resources tab on the website and be sure to understand the Snow Removal Procedures. In order for us to plow the spaces for the safety of our residents, vehicles must be moved out of their assigned zone according to the Procedures. Failure to remove your vehicle may result in expensive towing charges at the vehicle owner's expense.

The very third line of the Snow Removal Procedures state: 3)Parking spaces/lots: Cleaned after the snow stops accumulating according to the following schedule. If you live in Zone 1 and snow is still falling sporadically but it is no longer accumulating, plan on moving your vehicle because we need to clean up Zone 1.

We will communicate with residents again tomorrow but please plan as if you absolutely have to move your vehicles tomorrow. If that ends up not happening, you will need to move your vehicles the following day for your zone.

Stay safe and let us know if you have any questions.

You should have read the Snow Removal Procedures by now. If you have not, now would be a good time to start with a nor'easter coming our way.

Snow Removal

Parking spaces will be cleared on Friday, December 18th according to zones in the Snow Removal Policy.

Weather reports are telling us that we have several more hours until the storm stops accumulating. Our snow removal team will continue to work on the main roadways and walkways throughout the day. We will not initiate the Snow Removal Procedure zones until 8AM on Friday the 18th.

Please make sure you know which zone you are in and move your vehicles accordingly tomorrow so that we can clean up the parking spaces. We do not start clearing parking spaces until the snow stops accumulating which is why we are forced to wait until tomorrow to do so.

It is very important you move your vehicles during your scheduled time so that your parking areas can be thoroughly cleaned. We will be towing vehicles at the owner’s expense if snow removal operations are impeded.

Thank you for your cooperation. If you have misplaced the Snow Removal Procedures, you may access the policy on the Twin Ponds website under Resident Resources. Be safe and well.

It is true...winter is coming! We even have snow in the forecast this Friday, the 30th!!!

With snow coming, it is VERY important you read the Snow Removal Procedures and that you know the zone you are in. The policy is under Resident Resources. There have been a few minor changes made so be sure you read the policy again, even if this is not your first winter here.

Everyone in New England knows when a snow storm is coming. As a resident of Twin Ponds, it is your responsibility to plan for your vehicles accordingly. For example, if you have two vehicles and you are working remotely, you should move your vehicles outside of your zone prior to the storm and then move them back once your zone time has ended. You cannot move your vehicles back in, just because you think your space has been cleared.

Another example: If you have two vehicles, two adults, one of you is out of town and you have to work the following day when you know the storm is coming, you need to move the vehicle that you are not driving to work in and out of your zone accordingly. This may require you asking a neighbor or friend for help. It is easy enough to move that vehicle to an unmarked space well ahead of the storm, but it then needs to be moved back when your zone time has been completed.

We have heard that people carpool during the winter. If a storm is coming, maybe it is best you not carpool on the day of the storm so that you take your vehicle with you.

The bottom line is that we are trying to clear your parking lots to the best of our ability. Vehicles scattered throughout a parking lot make it next to impossible for the snow removal company to do a good job. We need everyone's cooperation so that the lots are cleared thoroughly.

Anytime a vehicle does not get cleaned off and just sits in a space, it means the spaces on either side of that vehicle cannot be plowed. We will tow vehicles for not cleaning off and not moving. The tow will be at the vehicle owner's expense. Be sure to let your visitors and guests know.

Free Lunches from the Nashua School District Food Service

Nashua School District Food Service has provided ways for students to pick up school breakfasts and lunches at some schools and various bus route locations.

ALL Children under the age of 18 can pick up free breakfast and/or lunch. We verified with the School Department that "all means all" and there are no applications to fill out at this time to check qualifications. Everyone qualifies!

The article states that these meals can be picked up at various schools or by going to a bus delivery checkpoint.

Fire Alarm System - Follow Up Maintenance

Building 337 needs a few parts replaced in the fire alarm system. On Wednesday, September 30th, beginning at 8:30AM, the work will be done and we may need access to your apartment.

We are hoping replacing the parts will be all that is required. However, they may need to troubleshoot the system and enter various apartments to ensure the system is working properly.

Sprinkler Inspection Update

New Weekend Hours at the Pool

The pool hours are changing slightly on the weekends. Effective August 22nd, the pool will be open from Noon to 6pm on Saturdays and Sundays for the remainder of the season.

We are so happy that we were able to open the pool to our residents during this strange time in our lives. We had to change the rules a bit, but it all worked out.

Coyotes in Twin Ponds

Wildlife is nothing new in the community, in fact we love all the wildlife we get to enjoy. We should always respect wildlife and in some instances, be cautious.

We wanted to let everyone know to be careful, especially with your dogs in the evening, as coyote have been walking around in the community. From what we have heard, they have mostly been along the tree lines and in the woods, but it is best to keep an eye out.

Coyotes are very wary of people. They usually run off just from seeing you. It is best not to turn your backs to them and under no circumstances should you run. Running away from coyotes can trigger their prey drive.

If you have a small dog, pick up your dog while keeping an eye on the coyote. Your dog is on a leash but it is important to have full control of your dog. Make sure your dog does not run towards or away from the coyote. Shorten the leash and keep your dog nearby until the coyote leaves.

Earlier this month, on June 13th at approximately 1:00a.m., two young men decided to steal two of our brand new security cameras and damage the new electrical lines that were just installed. They did not realize there was a 3rd camera.

A police report was filed and the police have received the quote for repairs in addition to the below pictures. Since the damage was over $1,000.00, it is considered a felony.

I would like to give the two vandals an opportunity to pay me directly for the damages instead of going to Court. If they choose not to come forward, they will end up with felony charges on their record.

Pool is Opening July 1st with new Covid-19 Rules

Weather permitting, we will be opening the pool on July 1st and it will remain open until Labor Day, September 7th.

We have adopted some new rules due to Covid-19, which have been provided to us by the City of Nashua Division of Public Health.

The new rules are posted under Resident Resources. Pool accessibility is on a first come, first serve basis. Due to Covid-19, we will be limiting the number of people in the pool area to fifteen (15) at one time. We will be strictly enforcing social distancing outside of the pool as well. Please be sure to read the rules in their entirety.

Pool Monitor Jobs might be available IF we are able to open the pool. Let us explain...

We are doing everything in our power to open the pool to the residents on July 1st. We think now more than ever, residents need to enjoy the pool and a sense of normalcy.

In order to do that, we will need to establish rules and regulations with the safety of our residents in mind. The Division of Public Health has indicated that Covid-19 has not been shown to spread by water as long as it is properly chlorinated. Our water is tested every 2 hours. We will also establish rules that include a limit on the number of residents in the pool area, social distancing when it comes to sunbathing and a new cleaning standards just to name a few.

The pool cover is scheduled to come of June 15th. Please remember our goal for the residents is July 1st. We will send out another notification for the official pool opening.

Management Office Partial Opening June 15th

The staff will be returning, but we will remain closed to the public for the time being.

As New Hampshire businesses continue to slowly open, our office will slowly reopen as well by having all staff members return to work on the 15th. The office will remain closed to the public for the time being for everyone's safety.

Since we have been shut down, the residents and our team have been working together very successfully by using the tenant portals, our property management software, emails and even voicemail. Feel free to call us starting the 15th, and we promote the use of our email, info@twinpondsnashua.com. If you email info@twinpondsnashua.com, the entire team will receive your email. In turn, we will promptly reply.

Nothing has changed as far as rental payments go. The best way to pay is always online using your portal. If for some reason you have not signed up, let us know. We will gladly send you a link and let you know how to use it.

A HUGE thank you goes out to our maintenance team that put themselves in harms way to ensure the 1,000'2 of residents and over 400 apartments were taken care of during the pandemic. All essential maintenance has been handled since the shut down and our maintenance staff has continued to handle more than we ever could have asked during these uncertain and sometimes scary times. We ask that you be patient with any non-essential work orders that remain open as we will be playing catch up for quite some time.

IMPORTANT: In the very near future, we will be entering every apartment throughout the community. We need to change filters, clean filters, clean dryer vents, perform sprinkler system and fire panel inspections throughout the community. These things are done to ensure your safety, comfort and efficiency of your air conditioning systems.

If you tested positive for Covid-19, you were exposed to the virus or you may not be feeling well now, please let us know. It is important as these mandatory maintenance items are tended to that we are aware of any health concerns.

Bear in Twin Ponds

A resident saw a bear at about 7:30AM near building 335 on Monday June 8th.

The bear was seen walking in front of building 335 this morning. He/she came out of the woods and walked past the community gardens and up the hill and into the woods towards BayRidge.

We read that if you see a bear, b ack away slowly, preferably in the direction you came. Walk, don't run, and keep your eye on the bear so you can see how it will react. In most cases, the bear will flee.

Property Management Never Sleeps

Dear Residents of Twin Ponds,

We hope you and your families continue to be safe during this strange and unpredictable time. It seems like it has been forever since this whole thing started, but it is important for you to know we are still here until the stay-at-home order has been lifted.

The health and safety of our residents, employees and community as a whole are our primary concern. Our office remains closed but all aspects of property management are being handled with the exception of non-essential maintenance.

If you need to communicate with us, please continue to email either the appropriate person or by using info@twinpondsnashua.com. The entire property management team will receive your email if you send it to info@twinpondsnashua.com. If you would prefer to call, please call us at 603-888-2242 and listen for the appropriate extension. The voicemail is checked constantly throughout the day.

The biggest change during this time is how routine maintenance is handled. We feel it is very important to “lay low” and minimize contact with one another for everyone's safety. We continue to ask our residents to handle as many of their own non-emergency calls as they can during this time. If you need small parts or materials, submit a maintenance request and we will gladly drop it off at your apartment. If you need any assistance handling your own, small maintenance, let us know. We can gladly call you or even FaceTime you to assist.

As far as emergencies go, we are here for you 24/7. We will be checking voicemail every hour throughout every day, from 8:30am and 4:30pm. If you have an emergency anytime that cannot wait to be heard during our hourly voicemail check-ins, please contact our regular emergency line at 1-617-785-2001 any time of the day. Some examples of emergencies are no heat, no hot water, leaks, fire, etc.

Rent is still being collected as if we were open and in accordance with your lease. If your personal circumstances require and you absolutely must pay your rent late, it is your responsibility to contact Management and propose a payment plan to remedy the situation.

If you are not set up through the portal, we encourage you to get set up so that you do not have to venture out and use paper checks. Making payments online using your checking account and routing number are free! If you wish to be set up, let us know and we will send you an email or text with the link. The portal is very easy to use. We can show you how!

During the partial shut-down, we are still not accepting packages. It is extremely important that you set up your own deliveries according to how you wish to receive them.

Thank you from the bottom of our hearts for being such an amazing community. Without you, this difficult time could have been a disaster and really turned Twin Ponds at Nashua upside down. Instead, we have seen the opposite. Residents are helpful, kind and respectful of the changes and most importantly, one another. THANK YOU!

Lions and tigers and zebra....OH MY! Outdoor exercise is good, as long as you maintain your distance from others.

To promote exercise and SAFE fresh air, we have decided to allow the jungle animals into Twin Ponds so that you can bring your kids on a Safari!!! Click on the link below, find the animal you like, print it and color it. Once you are done, post your picture in your 1st floor window or on your balcony. Feel free to do more than one picture!!!

As soon as the weather clears, you can bring your kids on a Safari and have them take pics of all the animals they find. Some ideas to make this extra fun would be to dress up for a safari and maybe bring binoculars.

Show your support for front line medical professionals this evening.

Show your support for our front-line medical professionals working to aid others during the COVID-19 outbreak by placing a light outside your home tonight at 7pm.

Where we would be without the courage of our brave doctors, nurses and medical professionals helping us feel better during times like these? They sacrifice so much already, but during times like these, they risk even more. Many of the medical professionals have quarantined themselves so they are unable to even be with their own family after being with ours.

Show your support this evening and place a bright light outside your home at 7pm and lets show them our support.

Please do not use candles, only lights, since we are a multi-family community. The last thing we need during these times would be an emergency. Flashlights, a luminary, a lamp on a balcony and battery operated "candle-less" candles would all be fantastic! Thank you.

Even though you do not see us in the office, Management is still in full operation, other than non-essential maintenance. We are fielding email, answering phone calls, emptying the drop box at the front door, etc.

We want to thank everyone for being as self-sufficient as possible during the shut-down. It truly helps us deal with the matters that are essential during this time. There is always a lot to do!

The Twin Ponds Community is AMAZING!!!

We sent out an update on Monday that included a section thanking the residents of Building A for being kind and sharing essential products with each other. I asked residents to share any other acts of kindness so that I could in turn, share them with you.

Directly after my announcement, I was contacted by Dan and Gail, residents in the Courtyard. Gail thanked me for including the positive message about building A (even though no thanks were needed) and she wanted to know what they could do to help. Gail told me that she felt very blessed to be a member of this and that they wanted to help others in the community that may be in need. What an AMAZING couple and what an inspirational thing to do during these times.

If you need some help, Dan and Gail may be able to share what they have been blessed with, ie., toilet paper, soaps, canned food, etc. Let management know. Maybe you know of an elderly neighbor that you are not in the position to help. Let management know.

Simply send an email to info@twinpondsnashua.com and we will discretely pass the information on to Dan and Gail. They want to help!!

3-23-20 Update

Hello everyone,

First and foremost, we hope you are safe and well during these times. We want to also thank you for your ongoing cooperation with management as we continue to perform “essential” duties for our residents. We truly believe that social distancing is one of the highest priorities for your well-being and our staff.

We will continue to be there for our residents for emergencies and if we can, we will help you handle non-emergency via Facetime or by dropping off materials for you. For complete details on the status of Management, view the blog titled “Management Implementing Partial Shut Down”.

Please remember during these strange times that the only thing that can be flushed is toilet paper. If you have run out of toilet paper and you are resorting to paper towels or ANY kind of wipes, even if they say flushable, PLEASE DO NOT FLUSH THEM. Anything other than toilet paper must be thrown away.

The plumbing is shared by other apartments and if you do flush wipes and/or paper towels, you could end up clogging the main line and causing a sewer back up for yourself and other residents! We do not want that sort of emergency on our hands right now or ever honestly. In most cases, we can trace where the problem came from. It would make us feel horrible to pass on those kinds of multi-thousand invoices to anyone, especially right now when many are out of work. Please, only flush toilet paper for everyone’s sake.

On a brighter note, we saw in building A that an area has been set up where the residents are sharing toilet paper and disinfectants! Residents have taken it upon themselves to buy and share extras for others that may be in need. We have the most amazing residents and community at Twin Ponds! Thank you building A!!!!

Management Implementing Partial Shut Down

Dear Residents of Twin Ponds,

The health and safety of our residents, employees, and business partners is our number one priority. We have put this into place to promote the ongoing health and safety of our residents, employees and community as a whole while ensuring seamless service operations for our residents throughout this outbreak.

As a preventative measure, we have decided to partially shut down our management services for the next few weeks, effective March 17th . After carefully reviewing all the material that is available to us, we feel it makes the most sense to minimize the interactions our staff and contractors have with the residents of Twin Ponds at this time. We feel that being proactive is our greatest defense and we care about your well-being. Our office will be closed for the next few weeks. If we need to extend the time frame, we will notify you.

Most of you communicate with us via email, your portal and phone calls. To be honest, you will hardly notice the change other than physically seeing us in the office. We have set up a schedule with our employees to field phone calls and emails throughout the day. Our voice mail will be checked on a regular basis and we will return all necessary calls. If you email us, we will respond.

The biggest change during this time will be how routine maintenance is handled. We feel it is very important to “lay low” and minimize contact with one another for now. We are asking that our residents handle as many of their own non-emergency calls as they can during this time. A small example of calls we get routinely are changing light bulbs, plunging clogged toilets, changing batteries in smoke detectors and lock outs.

We are certain that many of you can handle a lot of these routine calls on your own and we are asking that you assist us in minimizing contact with one another. You should have batteries, light bulbs and a plunger on hand. To prepare for an accidental lockout, please make sure that everyone in the home has a key, or you have given a family member or neighbor a key to assist you.

We want you to know that if you do need help with any minor maintenance you are trying to handle on your own, we will gladly assist over the phone. In some cases, we can even use facetime to assist you. If you contact us for a routine call and you need materials, we can even drop off some materials to your door depending on our inventory and if we deem the work is necessary.

You are still free to submit maintenance requests through your portal with the understanding that these calls will be piling up during the temporary shut-down. There will be no way to predict how long it will take to get to your request. Please only submit necessary requests.

In the multi-family buildings, we have instructed the cleaners to do a thorough cleaning of the door handles, both in and out of the buildings as well as the intercoms. The sanitation obviously changes with every resident that enters or exits. We need to ask our residents to be responsible to yourself and one another. Please bring a disinfectant wipe or a paper towel with disinfectant on it with you and wipe down the door handles every time you come and go.

We will be collecting rent exactly as we are now according to your lease. We have set up a schedule with our employees to process online payments, collect checks, make deposits, etc. Your rent is due on the 1st with a seven-day grace period. If you were served an eviction notice this month, be sure to pay your rent before the demand expires. If your personal circumstances require and you absolutely must pay late, it is your responsibility to contact Management and propose a payment plan to remedy the default before the Demand for Rent expires. The payment plan must be acceptable to Management and if it is, it must be adhered to.

If you are not set up through the portal, we encourage you to get set up so that you do not have venture out and use paper checks. Making payments online using your checking account and routing number are free! If you wish to be set up, let us know and we will send you an email or text with the link. The portal is very easy to use. We can show you how!

During the partial shut-down, we will not be accepting packages. We have met with Amazon and they are instructing drivers to deliver packages to your home address. It is extremely important that you set up your own deliveries according to how you wish to receive them. For example, requiring a signature ensures you would need to be home to receive a package. Again, we will not be receiving any packages during shut down. A notice has been posted at the door for all delivery services to bring packages directly to your home. For many of you, your packages will be unprotected against theft and the weather unless you are home. Please plan accordingly.

In closing, please know that the decision to have a partial shut-down was made with you in mind. For most of you, you will not even notice the difference. Our entire staff will be working hard behind the scenes to ensure Twin Ponds is still being managed and our residents are being tended to. We wish to thank you in advance for your understanding and especially with your cooperation regarding routine service requests.

New Satellite Dish Rules

Twin Ponds is adopting new satellite dish rules effective immediately.

We have several satellite dishes on our property that have been installed incorrectly. There are dishes that have damaged roofs and siding. There are numerous dishes that have remained on the property well after the resident with the service moved out.

We are amending our lease with regards to satellite dishes and antennas in accordance with FCC Regulations. The amendment follows below and it has been sent to every resident via email.

Moving forward, we need to know which residents are currently using satellite. We will be doing a clean sweep of the property to remove ALL satellite dishes, cables and make any necessary repairs due to improper installation. This will be a long process and we intend on starting in May.

If you do not use satellite, you need to do nothing. However, if you are currently using satellite, you must email dishestwinponds@gmail.com with SATELLITE in the subject line no later than April 1, 2020. The email needs to contain your name, apartment number and your satellite provider’s name.

If you have satellite, you will also need to contact your provider and have them relocate your satellite according to the enclosed lease amendment. This must be done by May 1, 2020.

If we do not receive an email from you, your dish will be removed, and your service will be interrupted. Please act now. If you wish to then reinstate service, it will be at your cost and it must be done according to the enclosed amendment.

LEASE AMENDMENT EFFECTIVE 2-25-20

6. a.) No electric or automatic washing machine, television aerial or other like equipment shall be installed without the written consent from Landlord. You may install only one satellite dish or antenna within the premises leased to you for exclusive use, such as your deck/balcony, in accordance with FCC regulations Installation is not permitted on any common areas such as, but not limited to, the roof, exterior wall of the building, window, windowsill, parking area, fencing or any other area not exclusively leased by you. A satellite dish may not protrude beyond the vertical and horizontal space that is leased by you or your exclusive use. Installation of any satellite dish or antenna must comply with all City, State and Federal laws and may not interfere with any common cable, telephone or electrical systems of the property or neighboring apartments. Dishes must be installed using non-penetrating kits. Satellite dishes cannot be installed in any manner which requires holes to be drilled through walls, windows, doors, roofs, decks, deck rails, deck boards or floors. You will be charged for damages for any improper installation. Your landlord does not represent and/or warranty that approved installation of a satellite dish will be enough to retrieve a satellite signal. You will have sole responsibility for maintaining the satellite dish and all related equipment. You must remove the satellite dish and all related equipment upon vacating the premises. Failure to do so may result in damages and/or disposal fees. In the event of any injury to person(s) or property caused by the satellite dish, the Resident shall be solely responsible for same and hold the Landlord harmless. We reserve the right to remove equipment installed incorrectly and outside FCC regulations in order to make repairs which may result in the unexpected interruption of your service without notice to you. You will be charged for any subsequent damages for improper installation. This could also result in a reconnection fee charged to you by you provider.

Hydrant Construction

Hydrant Replacement Buildings 7 and 15

On Wednesday and Thursday, February 19th and 20th, we will be replacing the fire hydrants in front of building 8 and beside 15.

A significant amount of equipment is needed to complete this work. We will be placing cones in parking spaces that must remain open for the equipment on both days. The cones will be out first thing in the morning. Please be sure to inform your visitors and other members of your household about the construction. If vehicles are in any of these marked spaces on either Wednesday or Thursday, we may have to tow at the owner's expense.

Additionally, the water will be turned off periodically throughout these two days. If your water appears brown, please run the water from all of your faucets until it runs clear. Sometimes when the water mains are shut off, it causes sediment to appear in the water.

Villa curbside trash pick up

Curbside trash pick up schedules must be kept.

We are continuing to have a problem with residents bringingtheir trash to the curb too early. In some cases, trash is being brought out as early as Friday evenings. This is unfair to everyone in the community.

This is a friendly reminder that curb side pick up is Mondayand Thursday mornings at 8AM. This means you are not to bring your trash to thecurb until the morning of pickup, no earlier.

We have been fining residents for bringingtheir garbage to the curb any other times than Monday or Thursday mornings. Ifthere is a holiday on a Monday, pick up is then moved to Tuesday and Friday. Ifa holiday is observed Tuesday, Wednesday or Thursday, pick up will be Mondayand Friday.

When trash is brought out too early, it is unsightly and usuallyends up all over the grounds and in the ponds due to the wildlife diggingthrough it.

We are asking that everyone abide by these simple proceduresto avoid any issues. If you do need to dispose of something outside of theVilla pick up times, please feel free to use the compactor.

Trash Compactor Help!!!

Help us help you when it comes to properly disposing of trash at the compactor!

We continue having issues at the compactor in front of building 301. The problem is that residents are not taking the time to compact the trash when trash is brought to the compactor. This is causing an absolute nightmare for the residents and hours of unnecessary work for the maintenance staff which takes time away from handling your service requests. We also get non-residents that are using our compactors illegally. We are prosecuting a few of them for theft of services and gathering quote to secure the area.

When you throw your trash in the compactor, you must push the buttons to compact your trash. While holding in the red button, push the green button to activate the compactor. This will start the compactor’s cycle. You will need to hold the buttons for a few moments while you watch your trash be compacted. Once a few residents do not use the compactor buttons, the trash quickly starts to back up and then the area is a free-for-all. If you forget these instructions, there is a sign located directly above the buttons.

If you have large furniture items, please walk them onto the open top container, the one on the left, as far back as you can so that the next person can do the same. If you simply place your furniture right in the front, people then leave their items on the ground in front of the dumpster. This too becomes a nightmare.

The compactor is normally picked up on Fridays, but they were unable to grab the compactor last Friday due to snow. It is now completely full and it will not be picked up until tomorrow. We are asking that you wait to dispose of your garbage until Wednesday or the area will look exactly like it did today with trash overflowing into the street.

If you absolutely need to dispose of something, please use the compactor located in front of B Building at the Gardens. You can visit our website under the About Us page if you need to see a map and find where the compactor is located.

Snow Removal Procedures

TWIN PONDS AT NASHUA SNOW REMOVAL PROCEDURES

1) Roadways after 2” will begin being plowed and kept passable throughout the storm.

2) Walkways: If snowfall exceeds 6” during a snow storm, walkways will be shoveled one time and again after the storm.

3) Parking spaces/lots: Cleaned after the snow stops accumulating according to the following schedule.

PARKING LOT SCHEDULE

ZONE 1: LIGHT BLUE SCHEDULED FROM 8AM TO 10AM

ZONE 2: PINK SCHEDULED FROM 10AM TO NOON

ZONE 3: YELLOW SCHEDULED FROM NOON TO 2PM

1) If the snow storm stops accumulating prior to 8AM, then all three zones will be cleaned at the specified times that day and you must move your vehicles accordingly.

2) If the snow stops accumulating during Zone 1, Zone 1 will not be cleared until the following day at their scheduled time. Snow removal will begin during Zone 2 and vehicles in Zone 2 must be moved accordingly.

3) If the snow stops accumulating during Zone 2, Zone 2 will not be cleared until the following day at their scheduled time. Snow removal will begin during Zone 3 and vehicles in Zone 3 must be moved accordingly.

4) If the snow stops accumulating during Zone 3 or thereafter, ALL ZONES must adhere to the above schedule the following day. The snow removal contractors will clear empty spaces throughout the evening and the thorough cleanup begins at 8AM the next day.

5) Parking Lot Schedule is not limited to weekdays. The same schedule will be followed 7 days per week, including Holidays.

6) Pay attention to the schedule and the map. You are free to park your vehicles elsewhere in the community in unassigned spaces while your area is being plowed. However, you will need to move your vehicles back to your lot after it is cleared to avoid towing from a different lot.

7) All your vehicles must be moved during your designated time to avoid towing at the vehicle owners’ expense.

8) If you are going away, even for one night, during the winter months, you will need to plan to have your vehicle moved according to the Parking Lot Schedule. It is not Management’s responsibility to move your vehicle and you risk having your vehicle towed at your expense. Unawareness of a snow event will not excuse you from your obligations as a rule-abiding resident.

9) It is your responsibility to inform your guests and/or visitors of the Twin Ponds at Nashua Snow Plow Procedures as they are subject to the same rules and towing without further notice at the vehicle owner’s expense.

10) Vehicles that are “snowed in” shall be subject to towing without further notice at the vehicle owner’s expense.

The Snow Removal Procedures are meant to provide a guideline in which the snow removal contractor, management, and the residents of Twin Ponds at Nashua can work together to obtain the best results possible for all involved. Weather has many unpredictable factors relative to the timing of a storm, the type and weight of the precipitation making it impossible to guarantee these procedures to an exact science. Efficient snow plowing at the premises with the safety of the resident is the goal. Management reserves the right to change the Snow Removal Procedures if it is determined necessary and the Guidebook will be updated accordingly.

By now, you should be aware that the City of Nashua postponed Halloween due to the weather.

Trick-or-treating in Nashua has been changed to:

SATURDAY, NOVEMBER 2nd

6pm to 8pm

For many of you, there is no way to let trick-or-treaters know if you are participating by using the traditional manner of leaving your outdoor light on or off. Having excited kids knock on your door for 2 hours may not be what you want you want on Saturday night. So, we made it easy for everyone.

If you have no way of leaving an outside light on or off because you live in a multi-family building, simply print the graphic you see below, and stick it on your door if you DO welcome the trick-or-treaters. We will make an announcement this evening that parents need to make sure their children do knock on doors in any of the multi-family buildings unless they see the pumpkin. The Villas and the Courtyards can use their outdoor lights and they are more than welcome to print a pumpkin for participating.

Boiler Maintenance in the Gardens

There may be small periods time that the water is off during this maintenance. Please do not be alarmed and know that it will be on soon. Most of the work can be done without affecting your water.

The ground will be loosened first, then we will bring in a significant amount of loam and hydroseed the areas. Behind the 300’s, we will be setting up hoses, sprinklers and timers for watering.

It is very important that you supervise your children and make sure that they stay away from the newly grassed areas and that they do not touch any of the equipment. We have been waiting for both the gas renovations to be complete and for fall, so that the reseeding will yield the best results. Please keep your dogs off the areas as well.

Behind the 200’s, we may have some equipment up, but we will also be hand watering because of the parking lots.

The residents, particularly in the 300’s, have been extremely patient waiting for this day to come. Thank you for being such a great group of residents!

14th Annual Fishing Derby Was a Splash!

What a day!

Twin Ponds wants to thank all who attended the 2019 Fishing Derby. This was one of our most successful Fishing Derby’s to date! We hope you had as much fun as we did.

The weather was perfect with just the right amount of sunshine and the temperature was about 83 degrees. Kids were fishing at exactly 10AM and running their fish to the weigh-in station until the very last moment in hopes of winning largest fish in their age group, or most fish caught for the day. Steve from maintenance manned the weigh-in station this year and the amount of fish brought in kept him on his toes. Lauren from the office never put her pen down and kept track of all those fish in the different age groups. Thank you, Steve and Lauren!

The amazing NH Balloon Man was here! He never stopped twisting balloons in the 4 hours he was here. This is White’s second year here and the kids just love him. He is crazy-talented making anything from a detailed unicorn hat to a three-toed sloth hanging from a branch. Check out White’s website at www.nhballoonman.com .

Almost every child had their face painted. This year’s most popular request seemed to be the butterfly and it fit perfectly with the day. Around Noontime, Don and Kyle sparked up the grill and fed almost 100 residents. There were burgers and dogs, chips and drinks and of course we handed out giant freeze pops after lunch was served. Thank you Don and Kyle!

There was lots of fun, lots of food and plenty of activities whether you were fishing or not. The day ended with trophies and medallions for all the kids. The biggest catch of the day was caught by Corey Jungkman (age 17). Corey’s catch was a 9 1/2 pound, Carp that measured 26 inches! The most fish caught were caught by Jackson Chittister (age 13). 14th Annual Fishing Derby

It is time for the annual fishing derby!

The 14th Annual Twin Ponds Fishing Derby is being held on:

Saturday, July 27TH, RAIN or SHINE, between the hours of 10AM and 2PM.

We divide the contest into three age groups. All children under the age of 12 should be accompanied by an adult. You will need to supply your kids with their own fishing equipment and bait. There will be burgers, hot dogs, chips, soda, freeze pops and of course the trophy ceremony for the largest fish and most fish caught at the end of the day.

There will be face painting and the most amazing balloon figures made by NH Balloon Man, White Marriott. The NH Balloon Man was here last year and he made balloon characters such as Taz, Road Runner, the Coyote, Jack Skellington, unicorns, flowers and more!

No Dog Doo Barrels at Your Doors!

Many residents have taken it upon themselves to pile dog waste bags in front of their apartment doors, on their patios, sometimes in waste barrels and sometimes just in piles. In no way, shape or form, is this acceptable. This is common area and you share it with 400+ other apartments that you live near.

Today, we picked up a barrel that had over 70 pink doggy bags full of dog waste along with the polluted rainwater and maggots. I am almost gagging thinking about what I saw.

We are one of the only communities that we know of on the East Coast and even nationwide that allows ALL dogs without any breed restriction or weight restriction. All we ask is that you pick up after your dog and keep your dogs’ rabies vaccination up to date. Our community only charges a one-time pet fee when every other community charges monthly pet fees. We know all these facts were important when you moved in, but we need them to remain important to you as you live here in this dog loving community.

If you are piling dog waste bags in front of your apartment door to throw away later, we are rightfully taking a samples of the waste, sending samples to the lab and fining you in accordance with your lease. These fines start at $100 and go up from there. I urge you to remove these piles and barrels immediately and to treat the property and your neighbors with the respect that they deserve. If your piles or barrels are already gone, you should expect to see a fine and refrain from doing this in the future.

Common Hallway Carpet Cleaning Week of June 17th

We have scheduled the common hallway carpets to be cleaned next week. Please look at the schedules below and use extra care as you enter your homes when walking from the wet carpets onto any flooring other than carpet i.e., tile or laminate flooring. It can be VERY slippery.

In the Summit and the Fountains, there are areas in the common hallways that transition to either tile or rubber that can be extremely slippery after the carpets are cleaned. Please use caution.

The carpets should only remain wet for 24 hours, but it could be longer depending on the humidity levels.

Garden buildings A, F & The Summit: Tuesday, June 18th.

Garden buildings B, C, D, E & The Fountain building 337: Wednesday, June 19th

Fountain buildings 339 & 341: Thursday, June 20th.

This would be a good time to remove any personal belongings from the hallway. You should never keep personal property in the hallways. Many people keep shoes, umbrellas and other items in the hallways and it is simply not allowed. It is first and foremost a fire hazard, but it is also unsightly and makes the cleaners’ job harder than need be.

For your safety, we will be disposing of personal property left in the common hallway from this time forward. Thank you for your understanding.

Downtown Farmers Market opens June 16th

The Downtown Farmers Market opens June 16th.

The Nashua Farmers Market is held on a closed section of Main Street, between Temple & Pearl, in Downtown Nashua every Sunday from 10am to 4pm.

I was told by Paul Shea, Executive Director of Great American Downtown, that there were exciting things happen this year at the Farmers Market. This year, there will be a fish monger, a pasta vendor, an organic vegetable vendor and a rabbit and duck vendor joining in.

Power washing in the Villas

Power washing in the Villas begins May 15th

We are very pleased to announce that we have entered into a contract with Blue Sky Power Washing to hot water wash the siding and foundations of the town homes.

Beginning Wednesday, May 15th, Blue Sky will begin power washing the Villas. Each Wednesday, beginning May 15th, until all seventeen buildings are complete, Blue Sky will power wash as many buildings as they can in a day. They will begin working at 8:00AM and continue until 6:00PM if necessary. We anticipate they will be here for three to four Wednesdays, beginning on the 15th.

We will begin the work on building 1 on May 15th. If the following Tuesday arrives and your building has not been completed, it is your responsibility to prepare according to the following instructions (provided by Blue Sky), no later than Tuesday evening. We do not want you preparing Wednesday morning and holding up the progress of the project.

1. Make sure all doors and windows are shut tight.
2. Please remove any loose items out of the way from all service areas, such as trash barrels, toys and lawn furniture.
3. Please take down any movable hanging items such as flags, flower pots, family plaques and the like.
4. This would include moving vehicles parked alongside buildings for the day of service.
5. We will begin work as early as 8:00am & conclude work as late as 6:00pm each day.
6. If there has not been rain in the prior week, please make sure to water your plants
well 1-2 days prior to our arrival so that they will not absorb the soap at their roots.
In addition, we make sure to rinse your plants before and after service and we do
use a green biodegradable soap.

Thank you for your cooperation during this time. We cannot wait to give the Villas a good scrub!

The Pond Squad Hard at Work

The curbside clean up is a great amenity in the Villas, but it can also mean unsecured trash can find its way into the ponds. There is lots of wildlife here at Twin Ponds and the animals are constantly dragging trash around the property from the dumpsters and curbside as well. Sadly, some people even think littering is no big deal, and that garbage ends up all over the property, including the ponds.

Melissa Davis, a resident from the Courtyards, saw the ugly garbage in the pond and turned it into something beautiful, a clean up day with the kids of Twin Ponds. She contacted management and together we collaborated working out the details and The Pond Squad was born!

We thanked the kids for what they were doing and even talked to them about the importance of “change” and what littering was doing to the waterways and the wildlife. The kids were excited to talk about it and excited to help. We rewarded them with a pizza party afterwards.

Utility Renovations

Over the last several weeks, we have begun a large utility-renovation in the Courtyards. Natural gas is being brought in and all the HVAC systems are going to be changed from electric to gas after the gas lines in place. We will be issuing a much more detailed description of what occurs inside your apartment when the time comes.

For the time being, we will be excavating in several areas including walkways behind the buildings, in front of the buildings, parking spaces and roadways, etc., to install the gas lines.

If the construction crew needs to utilize your assigned parking space, you will receive a notification from management. If you see parking spaces marked off, do not remove the cones or caution tape and park in the spaces. If you use the spaces, your vehicles will be towed at your expense. Please be sure to inform your guests and visitors of the construction.

Thank you for your continued cooperation. You have all been wonderful. Our goal is to provide you with a better HVAC system and less maintenance calls in the future. Have a good week.

Pool Monitor Needed

2nd Shift Pool Monitor Needed

We are looking for a Pool Monitor this summer. I have one, 20 -25 hour per week position available from Monday thru Friday. The hours are from 3pm/4pm to 8pm. We need one more alternate for when someone is out sick, or they need a vacation.

These are Pool Monitor positions, not lifeguard positions, however you must be CPR certified. If you are not CPR certified, I can help you get your certification very easily online.

Candidates must be responsible, loyal, punctual, at least 18 years old and have a valid ID. You will be required to enforce the Twin Ponds pool rules and ensure the safety of the residents throughout the summer. I also need you to commit to the entire summer. If you cannot commit to this job from Memorial Day to Labor Day, please do not apply.

There will be daily duties such as testing the pool water, emptying the trash, putting the chairs away, closing the umbrella and securing the pool area when the pool closes for the evening. Occasionally, you will be required to vacuum and/or skim the pool, but generally you will only need to put our robotic vacuum in the pool before you leave for the evening.

Lost cat. We need your help!

A Courtyard resident from the 200’s left their downstairs door open for a moment today. When she came downstairs, a cat found its way inside the hallway. She said the cat was panting and in need of shade and water at the time.

Our worried resident has the cat in her home because she is trying to be helpful. If your cat is missing or you know who owns this cat, please call Ginell at 603-438-4062.

Pennichuck Water is flushing the lines

You may have noticed your water has been running yellowish brown yesterday and today. Pennichuck Water is flushing the water mains as part of their maintenance program. Unfortunately, we did not receive notice that this was going to occur.

The current schedule in our area is today through Friday between the hours of 8:30 am to 4:00 pm.

Pennichuck states the following in their message to residents: Discolored water may result from the flushing so we recommend that you fill bottles with water for use during this time. If you experience colored water after the scheduled completion time, please run the cold water for 5 to 10 minutes to clear your service line. If your water does not clear up, or if you have concerns regarding flushing, please call Customer Service at 800-553-5191.
Please avoid washing clothes during the dates and times detailed in your system.
Pennichuck would like to reassure its customers that the water is safe to drink and any discoloration should clear up after the water is run for a few minutes.

Attention Summit Residents

The owner of the Summit building allows residents to store personal items, at your own risk, in your assigned parking spaces.

This is a friendly reminder to keep your items in a neat and orderly fashion. Not all residents choose to use the parking garage to store their personal items, but do wish to use the garage. It is important when sharing a common area space that you remember it is just that, a “common” space for many people with various ideas and opinions to share while abiding by the rules.

On another note, some residents have been leaving shoes and shopping carts in the common hallways. This is absolutely not allowed. There are to be no personal belongings left in the common hallways. Currently, there is a large table and numerous chairs under one of the stairways in the building. We would like the owner of the table and chairs to remove them immediately. The table and chairs will be removed on Friday, March 1st, before Noon if they are still there.

Management just left the Villas and there are an awful lot of vehicles that are not moving for the snow plows. For those of you that have moved, we truly appreciate it.
We towed over a dozen cars during the last storm. Please move your vehicles immediately if you are in the Villas and for the rest of you, please move according to your zones. I saw many people in the Villas clearing their vehicles at 10:00am. The zone begins at 8:00am.
It is very frustrating for the snow removal contractors and management when we are trying to provide you top notch service. It is also unfair to the residents that are abiding by the rules. When you do not move your vehicle and your neighbor has, you are making it so that your rule-abiding neighbor does not receive the proper snow removal that he/she deserves and their space is directly affected.
Please move your vehicles according to your zones. Tow trucks can be here in as little as 10 minutes. Thank you.

The snow removal is currently being done in Zone 3, the 200’s and the Gardens, and there are still several vehicles that need to be moved.

Please move your vehicles immediately to avoid towing, at your expense, so that we can get the property cleaned thoroughly.

For those of you that are calling to have vehicles towed that are parked in your assigned space during snow removal procedures, I would like to ask that you be patient with one another between the hours of 8AM to 2PM. Not only is it difficult to see the numbers on the ground with the snow, you are neighbors. We need to work together, not against each other.

Winter is Here

We have followed the time line of the storm and spoke to the foreman of the snow removal crew assigned to Twin Ponds. We discussed the Snow Removal Procedures that we have set in place which we believe will provide the best results for our residents.

Due to the timing of the storm, the true clean up the spaces will not be done until Monday, January 21st since the storm will most likely stop some time during or after the set time for Zone 3 which is Noon to 2pm on Sunday. Morin’s will be cleaning the main roadways, the empty parking spaces and the walkways throughout the storm and after the storm but the true clean up will not happen until Monday.

Please read the Snow Removal Procedures carefully and thoroughly and make sure you understand which zone you are in. Be sure you move all your vehicles at the appropriate time during your Zone. Vehicles will be towed at the vehicle owner’s expense if they are not moved according to the Snow Removal Procedures. Update Re: Widespread Vehicle Break-Ins

I had a lengthy conversation with Sergeant Hudon regarding the vehicle break-ins that have happened in numerous areas and communities all over southern New Hampshire, including Twin Ponds at Nashua.

He stated that they have not made any arrests and that the investigation is ongoing. Sergeant Hudon encourages citizens to help law enforcement by reporting any illegal activity or suspicious behavior as soon as it happens. He said that activity needs to be reported immediately. He continued to say that if you see someone walking around a parking lot late at night acting peculiar, you should contact the police immediately and let them investigate.

If you do see a suspicious person, Sergeant Hudon stressed the importance of noticing the details: What were they wearing? Is the person male or female? What is their ethnicity? How tall was the person? The Sergeant said that details can help a lot when they are patrolling later in the night and they see a suspect that matches the same description you may have given 3 hours earlier.
When I asked Sergeant Hudon how many apartment complexes have been hit his answer was, “numerous”. He stated patrolling has been stepped up in all affected communities.

Sergeant Hudon strongly urges residents to keep vehicle doors locked and to take wallets, purses and valuables inside with you. He stated that if you are going to keep valuables in your vehicle, they need to be hidden. He said that these criminals were a bit more brazen than usual. He said that some of the break-ins included smashed windows when the doors were locked because they wanted the valuable item that was in clear view.

Be vigilant and look out for one another.

Christmas Tree Disposal

Please be sure to remove all of the decorations and lighting from your tree and then dispose of it at the furniture dumpster. The furniture dumpster is the closest dumpster to the entrance of the dumpster enclosure along Brook Village Road near the large dog park and in front of building 301.

It is important that you walk your trees to the back of the dumpster so that others have room to put their trees and large furniture into the dumpster as well. All trash must remain below the top of the dumpster so that it can be covered and hauled away when it is full.

For the Villa residents, please know that Waste Management does not pick up Christmas trees as part of their normal curbside pick-up. The Christmas trees cannot be comingled with the trash. It is imperative that you bring your trees to the dumpster as well. Leaving your trees at curbside will only impede maintenance and snow removal procedures.

Anyone found leaving their trees elsewhere or not disposing of their trees properly will be fined upwards of $100.

Story time with Santa was wonderful

We had a wonderful time with Santa last night. Most of the kids came in jammies and brought their blankets and some dressed up in beautiful holiday outfits. The children gathered around Santa at the fireplace as he read Twas the Night Before Christmas and a few other stories. One story was a fairy tale about a tiny pine tree that wanted to have bigger leaves but found out his leaves were just perfect for him. The kids had cocoa with marshmallows and cookies and they all had their turn sitting on Santa’s lap. They each told Santa what they wanted for Christmas. Santa asked each child, “Have you been good?” and if there were siblings he would ask, “Are you good to each other?” Some of them said yes and some answered, “Sometimes”. Santa rewarded them for being good and if they had answered “sometimes”, he told them to work on it and gave them all a token and candy cane. We heard the children asking Santa for all kinds of toys, one asked for a puppy and one little girl asked Santa for her family to stay wonderful. Awesome!

A huge thank you goes out to Steve from maintenance for doing all the shopping for the event and to Kyle, the Maintenance Supervisor, for staying so late to accompany Deb, the Manager, when we know he was supposed to be doing shopping. Deb loves doing these events for her community and nothing makes her happier than seeing the smiles on the faces not only the kids but the parents too. Twin Ponds is more than an apartment complex, it is truly a community.

Here he is! Thor – he’s 6 years old, about 76 lbs, very friendly and loveable. He’s been with us since he was a couple of months old. He’s great with kids and has never attacked or bitten anyone.

He is up to date on all of his shots and has been covered under health insurance his whole life – healthy as can be!

Snow Removal Procedures

We decided to put a new plan into place in order to more effectively manage the snow on behalf of our residents. One of the most challenging aspects of property management in New England is hands down snow removal. Weather events have many unpredictable factors which make snow removal a difficult service to begin with. Providing and managing that service in a 400+ apartment community with over one thousands residents and one thousand vehicles on site is a very difficult process.

We have devised a Snow Removal Procedure hoping to obtain efficient, thorough snow removal for our residents. Please be patient and understand that this is the first time Twin Ponds has ever put a procedure in place such as this and we may need to fine tune the Snow Removal Procedures after we see how the timing goes after a few substantial snow storms. If any changes are made, we will notify you in writing and the Snow Removal Procedures will be changed in the Guide Book.

It is imperative that you read and understand the Twin Ponds Snow Removal Procedures to the fullest and make sure that your guests/visitors do as well since failure to comply may result in towing of vehicles at the vehicle owner’s expense.

Let’s work together and have a successful, safe winter together.

TWIN PONDS AT NASHUA

SNOW REMOVAL PROCEDURES

1) Roadways after 2” will begin being plowed and kept passable throughout the storm.
2) Walkways: If snowfall exceeds 6” during a snow storm, walkways will be shoveled one time and again after the storm.
3) Parking spaces/lots: Cleaned after the snow stops accumulating according to the following schedule.
PARKING LOT SCHEDULE
ZONE 1: LIGHT BLUE SCHEDULED FROM 8AM TO 10AM
ZONE 2: PINK SCHEDULED FROM 10AM TO NOON
ZONE 3: YELLOW SCHEDULED FROM NOON TO 2PM

1) If the snow storm stops accumulating prior to 8AM, then all three zones will be cleaned at the specified times that day and you must move your vehicles accordingly.
2) If the snow stops accumulating during Zone 1, Zone 1 will not be cleared until the following day at their scheduled time. Snow removal will begin during Zone 2 and vehicles in Zone 2 must be moved accordingly.
3) If the snow stops accumulating during Zone 2, Zone 2 will not be cleared until the following day at their scheduled time. Snow removal will begin during Zone 3 and vehicles in Zone 3 must be moved accordingly.
4) If the snow stops accumulating during Zone 3 or thereafter, ALL ZONES must adhere to the above schedule the following day. The snow removal contractors will clear empty spaces throughout the evening and the thorough cleanup begins at 8AM the next day.
5) Parking Lot Schedule is not limited to weekdays. The same schedule will be followed 7 days per week, including Holidays.
6) Pay attention to the schedule and the map. You are free to park your vehicles elsewhere in the community in unassigned spaces while your area is being plowed. However, you will need to move your vehicles back to your lot after it is cleared to avoid towing from a different lot.
7) All your vehicles must be moved during your designated time to avoid towing at the vehicle owners’ expense.
8) If you are going away, even for one night, during the winter months, you will need to plan to have your vehicle moved according to the Parking Lot Schedule. It is not Management’s responsibility to move your vehicle and you risk having your vehicle towed at your expense. Unawareness of a snow event will not excuse you from your obligations as a rule-abiding resident.
9) It is your responsibility to inform your guests and/or visitors of the Twin Ponds at Nashua Snow Plow Procedures as they are subject to the same rules and towing without further notice at the vehicle owner’s expense.
10) Vehicles that are “snowed in” shall be subject to towing without further notice at the vehicle owner’s expense.

The Snow Removal Procedures are meant to provide a guideline in which the snow removal contractor, management, and the residents of Twin Ponds at Nashua can work together to obtain the best results possible for all involved. Weather has many unpredictable factors relative to the timing of a storm, the type and weight of the precipitation making it impossible to guarantee these procedures to an exact science. Efficient snow plowing at the premises with the safety of the resident is the goal. Management reserves the right to change the Snow Removal Procedures if it is determined necessary and the Guidebook will be updated accordingly.

If you live in the Summit, the Fountains or the Gardens, you do not have a porch light to turn on or off for Halloween. This can make it difficult for little trick-or-treaters to know which doors to knock on and which doors to stay away from.

We made it easy for you!!! Simply put this sign on your door and the Twin Ponds goody-grabbers will know if it is okay to knock on your door. If you do not have a printer at home, feel free to stop by at the office and grab a sign. (Click on the sign twice>ctrl P to print)

Not everyone participates in trick or treating. If you are one of the adults escorting little ones on Halloween night and you do not see a sign or an obvious “welcome”, please respect that resident’s privacy and move on to the next door.

Vehicle Registration

Please listen to the ENTIRE message. We are going to begin enforcing the Twin Ponds vehicles rules and we will be initiating a new Visitor Parking rule throughout the community in the very near future. Stay tuned for future notifications.

The striping in the entire community is finally done and you can return to your parking lots. Thank you to everyone that has continued to cooperate with us since this project has started. If you reside in the Gardens, the numbers have not yet been assigned and you may park anywhere right now without consequence. You will receive an individual mailing with a lease addendum that includes with your assigned number and the assigned parking rules.

HERE IS THE IMPORTANT PART FOR EVERYONE: If you do not have a permit on your vehicle, you need to register your vehicle with Twin Ponds immediately. Simply go to the Twin Ponds website and go to Resident Resources. There, you will go to Vehicle Registration and enter the applicable information. If you need to remove a vehicle you previously registered with us, you can use the same form.

Please remember that Submitting the Vehicle Permit Form does not grant permission for your new vehicle until management has reviewed your request. If approved, a parking permit will be issued. If your request is not approved, you will be notified at the email address you provide.

Lastly, far too many vehicles are parked in this community that are unregistered, uninspected and immobile. If you own one of these vehicles, you must remedy the situation immediately. We have the right to tow your vehicle without notice at your expense.

Thank you in advance for your immediate attention to these matters. Residents are given permission for a certain number of vehicles when they move in, and unfortunately far too many vehicles are brought in without our permission after move-in making parking a nightmare for those that are following the rules. We tend to work on this problem for the well-being of the entire community.

Motorcycles must park according to the rules

We need to remind motorcycle owners that you need to park your motorcycles must be parked parallel to the curb in front of your assigned parking spaces. It is in the lease that you do so.

Parking is very tight and you have already been given permission for a certain amount of vehicles in your household. Taking an additional space with a motorcycle is unfair to other residents and prohibited by your lease.

Please be fair to your neighbors and follow the rules regarding motorcycles. If your visitors bring a motorcycle and they are staying for more than a few days, it is your responsibility to make them aware of the rules. Have them park in your space.

Fishing Derby 2018

We want to thank all who attended the 2018 Fishing Derby. We hope you had as much fun as we did. We started off with just a handful attendees and then we blinked and the Fishing Derby was hopping! The kids were excited to get their faces painted and bring up their fish to be measured. There were balloon characters being made by the impressive NH Balloon Man (check this guy out www.nhballoonman.com ) and let me tell you, this guy was good! There was lots of food, lots of fun and the day ended with trophies and medallions for all of the kids. The biggest catch of the day was caught by Ike Mosley (age 16). Ike’s catch was a 9 pound, 9 ounce Carp that measured 27″. The most fish caught were caught by Debotrisha Datta (age 9). Debotrisha caught 27 fish (with the help of her father) and one of them was a 12″ catfish. Enjoy our photos and we hope to see you next year.

Fishing Derby is finally here!

The fishing derby is tomorrow, July 14th from 9am to 2pm!!! We are really excited about it!!!

If you are new to Twin Ponds you may not know that there are large mouth bass, 30 pound carp and cat fish in those ponds. We only do catch and release to keep the ponds stocked.

The grills are ready and we just went on a huge shopping spree for the big cookout tomorrow. We have tons of burgers, dogs, chips, drinks and freeze pops so we hope to see a bunch of you. We hired a balloon twister this year to entertain the kids in between fishing and I am looking forward to painting little faces again. The trophy ceremony is at 2pm and everyone who participates gets a medallion. If your kids do not have a fishing pole and worms, go run and get them sit up tonight so they can compete for number 1 in their age group. See you tomorrow!

Our afternoon pool monitor just quit without notice. Luckily our weekend Pool Monitors are going to cover the week. Thanks Bob and Sherri! You are the greatest.

SOMEBODY must need an incredibly fun summer job now thru Labor Day hanging out with the Twin Pond residents? If you are not CPR trained I can provide the training through video training.

The positions I am looking for are only 9 weeks long starting July 16th ending September 3rd. You would even have weekends off as these positions are for Monday thru Friday. Thank you and I hope to hear from you soon…REALLY soon.

This is a reminder that the Twin Ponds Fishing Derby is being held next Saturday, July 14th starting at 9am.

We will have major competition in 3 different age groups for the most fish caught, of course the biggest fish, face painting, the grill will be going with dogs and burgers and we will keep things cool with giant freeze pops and fun in the pool. The day will end with a trophy ceremony and medallions for all the kids who participate.

Mark your calendar today and get your game face ready for next Saturday the 14th. This is our favorite event of the year. See you then and have a great weekend!

13th Annual Fishing Derby

The 13th Twin Ponds Annual Fishing Derby is being held on:

Saturday, July 14th, RAIN or SHINE, between the hours of 9AM and 2PM.

We divide the contest into four age groups. All children under the age of 12 should be accompanied by an adult.

You will need to supply your kids with their own fishing gear and bait. We will supply hot dogs, chips, soda, freeze pops and of course the trophy ceremony for the largest fish and most fish caught at the end of the day.

There will be face painting and we may have a few other surprises for the kids.

This is our favorite event of the year. Even if you have never fished before, you should give it a try. Those ponds are loaded bass, carp and catfish. It is also just a great day and a wonderful opportunity to hang out with your neighbors and grab a bite to eat. See you then!!!

Pool Monitor Need 1st Shift Monday thru Friday

We apologize the pool has been closed in the mornings. The Pool Monitor we had trained for 2 hours for the Monday thru Friday first shift pulled a “no show” on us. UGH.

We are back to the drawing board looking for another Pool Monitor. I have worked here for 20 years and we have never struggled to find people who wanted these positions.

We are opening the pool right now for the residents. Kyle from our maintenance staff is going to tend the pool today in hopes we wrap up interviews and find a Monitor today.

Alternate Pool Monitors Needed

We need a few people to fill the positions of Alternate Pool Monitors. These Pool Monitors are on “standby” just in case one of our regular Pool Monitors need to go on vacation, need a sick day, etc. The pool is open 7 day per week beginning May 26th, from 9am to 8pm

This is a Pool Monitor position, not a lifeguard position, however you must be CPR certified. If you are not CPR certified, we will pay to have get your certification online here at the office.

Candidates must be responsible, loyal, punctual, at least 18 years old and have a valid ID. We need you to enforce the rules and ensure the safety of the residents.

You will need to vacuum the pool, test the pool water, fill pool crocs with chemicals, empty the trash, test pool water and take chairs in and out during your shift. The majority of the job is supervision and the physical aspect of the job is limited however you must be able to lift at least 25 pounds.

If you are looking for a fun way to make a few extra bucks here and there this summer, be an Alternate Pool Monitor for us. The pool opens this Saturday, the 26th so act fast!

We need one more person to fill one of the main Pool Monitor positions. This Pool Monitor will work approximately 30 hours, Monday thru Friday from 2pm to 8pm….NO WEEKENDS and you get to sleep in! It is literally the PERFECT summer job.

This is a Pool Monitor position, not a lifeguard position, however you must be CPR certified. If you are not CPR certified, we can help you get your certification online.

Candidates must be responsible, loyal, punctual, at least 18 years old and have a valid ID. We need you to enforce the rules and ensure the safety of the residents throughout the summer. We also need you to commit to the entire summer. If you cannot commit to this job from May 28th thru September 3rd, this is not the job for you.

There will be daily duties such as vacuuming the pool, testing the pool water, filling pool crocs with chemicals, emptying the trash, testing pool water and taking chairs in and out. The majority of the job is supervision and the physical aspect of the job is limited however you must be able to lift at least 25 pounds.

Please Put Your Toys Away

The warm weather is finally coming and in just another month, the pool will be open and we will be scheduling the fishing derby for the kids. Soon, the flowers will be blooming, the trees and shrubs will fill in and we will see the kids running around and being kids. There is nothing that makes us happier than to see kids laughing, playing and enjoying themselves.

We expect children to have toys to play with, but all toys, no matter how big or small, must be stored inside your apartment. If you live on the first floor, you do not even have to lug your toys up a flight of stairs. You can store them on your patio when they are not in use.

As much as we understand kids need their toys, it does not mean that just because they are toys, you can leave them in the grass and hallways of buildings and not pick them up at the end of the day. This is everyone’s property and living in a multi-family community means being respectful of others. It actually means that you treat the common areas as though it were someone else’s and not your own. The landscapers should not have to pick up toys or mow around toys or any personal property for that matter, that are being left in the grass. The building cleaners should not have to clean around toys and shoes left in hallways outside your apartment doors.

I also need to ask that your children, especially young ones be supervised while out playing in the community. I was sent a video today of children destroying one of the trees behind building 307/309. They were just standing there, breaking branches off of this tree. These trees were planted 10 years ago. It takes a long time for trees to mature. These kids were 4 to 10 years old and there was not a parent in sight.

Lastly, we spent over $15,000 in masonry work last year on the walkways. We know many of these bricks come up during snow removal, however, we have also have seen the evidence of children pulling bricks out of the walkways and tree rings as well. Please supervise your children so you are not unnecessarily fined for these repairs.

There are a large amount of toys behind the 300 buildings, specifically 309 and 315. If you own these toys and there are too many toys to store on your own patio, than we are afraid you are going to have to get rid of them. Next week we will be doing a thorough inspection of the property.

Beginning next week, if we find toys, bicycles and any personal property anywhere in the common areas, ie., the lawns, the hallways, we will be disposing of it. If it takes our crew a significant amount of time, or there are repeat offenses, you may end up being fined for our time.

I appreciate your attention to these matters. We really do not want to be the bad guy. We just want the kids to play while being mindful of others and the property.

Villa Resident Curbside Trash Rules

Good morning Villa Residents.

This is a reminder regarding trash pickup. Lately, it seems many residents are leaving their trash out early, well outside the scheduled pick up times.

Not only is this a problem with the wildlife dragging the garbage around and making the property look horrible, it is awful for the residents that live closest to the site of the drop off. Everyone has a foyer to store trash until the schedule dates/times and there is no need to be inconsiderate of others on the property.

Trash is picked up curbside on Mondays and Thursdays. Please place trash in the designated area on the morning of pick up by 8:00 a.m.

When there is a holiday on a Monday, both pick up days are pushed ahead one day. If there is a holiday on a Thursday, only Thursday’s day will change to Friday.

The problem has become so bad that we have instructed maintenance to pay close attention to any early drop offs. In accordance with the Guidebook, fines of $25.00 per item will be imposed for non-compliance. We strongly advise that you follow the schedule to avoid these fines. If someone in your area is dropping off early, let us know.

Assigned Parking

Almost every resident of Twin Ponds has an assigned parking space. If you do, you pay for that as part of your rent.

Having an assigned space is a wonderful thing when you come home late after work with all those groceries, unless…SOMEONE IS PARKED IN YOUR SPACE! UGGGGGGHHHHHH!!!!!!!!!

We have done something very unique at Twin Ponds in that we allow our residents to contact the towing company directly if there is someone parked in their space. You must show a lease and matching driver’s license in order to have this service. Due to the fact that we get so many visitors in our community, we promote letting the “violator” know they have parked in your space by leaving them a friendly note and asking them nicely not to do it again.

It also helps if you jot down the plate number, or even take a picture of the vehicle and send it to management at info@twinpondsnashua.com and we will send a reminder to the resident at fault IF they are in our system. If it ends up being a visitor, then at least you have left a friendly note and there are no excuses for if they were to do it again when you have them towed.

There will be times that the towing company is unavailable and we know this can be frustrating. Please know that we are extremely lucky to have this company and it is difficult to find a towing company that will meet the criteria of a private property owner and they have done that.

The system is not perfect. We have been actively tagging and towing unregistered, uninspected and immobile vehicles. We are also enforcing the number of vehicles residents have permission to have. Remember, we can tow your vehicle for being unregistered, immobile or uninspected at the vehicle owner’s expense without notice. We can also tow if you leave a vehicle unattended after a storm impeding snow removal operations.

Lastly, having an assigned space comes with some resident responsibility. You know the rules but your guests and visitors do not. It is your responsibility as a resident of Twin Ponds to keep them informed. If you have a guest, simply make sure they have not parked in an assigned space by asking them not to do so. I am pretty sure if you told your guest that they can be towed at their expense for doing so, they would probably think twice about doing it. It would be wonderful if our towing company did not have to hear from us at all.

Snow Storm of 1-4-18

Good morning Twin Ponds,

We have three large pieces of equipment on the property clearing spaces and walkways and another crew is on the property hand shoveling.
Residents are not moving their cars and it is impossible for the snow removal contractors to clear parking spaces.

We need you to clean off your cars and move your vehicles to an already plowed space. Clean up is going to take days and cooperation is mandatory. The storm was over last night by 8pm.

We have the tow company on standby if we do not gain your immediate cooperation. For those of you that went outside last night and first thing this morning, thank you for your assistance. For the rest of you, you are impeding snow removal operations and greatly affecting the parking. The time to clean off your cars and move them is when the equipment is on the property. That time is now.

We never want to tow vehicles. It is a last resort. We would much rather have your cooperation and provide a safe property with as much parking as possible. When one vehicle is not moved, it means three parking spaces do not get plowed. It is impossible to plow the space on the right and the left of that vehicle.

The Office is Closing Early. Did You Receive All of Your Packages?

We are shutting down for our holiday party and locking our doors at Noon today. Please let my staff enjoy their time together. They work so hard all year long. I appreciate what they do for me and for our community. I ask that routine matters wait until next week please. If it is an emergency, by all means come and get us and we will gladly help you.

Have you received all of your packages? We made sure to call anyone that had packages in the office yesterday and we hand delivered some. We do not have any packages in the office at this time. One of the amenities of living here is that we happily receive packages on your behalf as a courtesy.

Since Christmas is falling on Monday, some of you may still have deliveries coming. If you do, we strongly urge you to contact the shipper and re-route the shipping address to your home address if you were using the office’s address as a shipping address. We will not come to the office for packages once the office is closed at today at noon. If you call the emergency number to pick up a package, you will be charged the non-emergency fine and our on-call staff will not be able to help you. I wanted to give you the heads up so you had time to prepare.

Pennichuck Water Works testing Backflow Prevention Devices

On January 11th between the hours of 11am and 230pm, Pennichuck will be testing the backflow prevention devices to make sure they are working properly.

A backflow prevention device is used to protect potable water (drinkable water) supplies from contamination or pollution due to backflow. Reduced pressure in the pipe may allow contaminated water from the soil, from storage, or from other sources to be drawn up into the system.

Halloween will be celebrated in Nashua on Tuesday, October 31st from 6pm to 8pm.

If you live in one of the multi-family buildings, you cannot leave your porch light on for our little trick-or-treaters. Just right click on the photo below and put it on your door to let the little ghouls and goblins know you have the goodies. If your kids are a little older and they are going out on their own, please show them this post so they are not knocking on doors without this sign on it. The Courtyards and the Villas have porch lights so this only applies for the big, multi-family buildings.

We have trick or treat bags in the office for the taking. Have a fun and safe evening and as always, when in doubt…throw it out. From Twin Ponds Happy Halloween.

Our Dog of the Month is…TAZ

A big congrats goes to Taz and her owner Brooke Riley for this month. Taz is this month’s Dog of the Month. We have lots of dog photos framed in the office but none as special as his. Taz will stand alone and have barking rights for the entire month!

This was the first time we had our dog photo contest on Facebook and it was more successful than it has ever been! All the pictures were wonderful. Be sure to submit your photo this month and tell your neighbors to play too. We love dogs dressed in Halloween costumes too, although it certainly is not mandatory. Congrats to Renee Kenney and Gregory Lemmon for winning Bingo! Renee and Gregory are our first Bingo winners since we started posting the bingo numbers on Facebook. They received a nice $200 credit towards their rent yesterday. A new bingo game starts today, October 4th.

As you might know there are some great exciting things coming to our resident Facebook page in September! As of September 1st our resident Bingo and Dog of the month photo contest will be 100% on our Facebook page!

We will use this blog just like we used our Resident Resource page on our prior website. We promise that modernizing our website will not affect the hands-on style of management we are so proud of. Twin Ponds will always be a true community and a place you can call home.

Watch this blog for community announcements and events and be sure to like our Facebook page as we will be using it for some of our contests. Just go to the bottom of the website home page to find the Twin Ponds Facebook page.

Bingo and our Dog Photo of the Month contest started fresh as of September 1st. If you were close to winning bingo, sorry, we had to start over. Remember, the winner of bingo receives a $200 credit on their rent!

Bingo is as follows: Bingo numbers will still be drawn daily except now they will be posted on the Facebook wall. You will have to look for the number daily. When we have a winner, we will announce it here and on the Facebook page. Numbers are only drawn Monday thru Friday and not on Holidays.

Dog of the month photo contest is as follows: We love this contest! Photos are submitted from the 1st through the last day of each month. The voting will begin on the first weekday following the end of the month and run for 7 days. Voting is limited to one vote per day, per household. Residents will want to like and follow our page to participate, and new features include instant entry. Is your dog doing something great right now? You can now point take the photo and add to the contest instantly.

Mobile Users there is a link pinned to the top of our comment wall you will click this. PC users there is a dog of the month contest tab under the home button on our Facebook wall or you can click the link.

Lastly, the owners are considering purchasing season tickets to the Manchester Monarchs. They have asked me to conduct a poll to see how many of you would be interested in attending games if they were to purchase them. Please send an email to info@twinpondsnashua.com with Monarchs in the subject line and simply type “yes” if you would be interested in attending these games. If there is a big enough response, the owners will purchase Monarch season tickets for the residents this winter.

VillaTrash Update

Trash update for the Villa residents. We sure wish we had more to tell you, but after hours on the phones and emails that got hardly anywhere, this is all we can tell you.

As you probably know by now, there was a "mess up" with the trash company picking up the curbside trash yesterday. The problem was that they decided to come at 6:30am, not at 8:00am or after as our contract says.

It has been very difficult trying to get any answers from them. We have been told they will be here to pick up "sometime this afternoon", but we cannot specify a time. If we do, we will let you know.

Trash is scheduled for pick up on Monday, despite the holiday.

We apologize for any inconvenience this has caused. Have a wonderful weekend.

Pool Opening Scheduled for Friday, May 23rd

WEATHER PERMITTING, THE POOL WILL BE OPENING FRIDAY, MAY 23RD AT 10:00AM

300s Paving Project

This is to let the community know, that a large paving project is taking place in front of buildings 305-311 beginning May 19th. The highlighted parking spaces are being rebuilt.

The reason we are notifying you is because residents will need to find alternative locations for their vehicles. We have given them a few places they can park during this time, but they are free to park anywhere, as long as it is not an assigned space.

The project is expected to take a few weeks, depending on weather and the contractors. We will keep you updated with any major changes.

Please do not park in the highlighted area at all during the week of the 19th and the 26th. We will have no choice but to tow vehicles at the vehicle owner's expense if maintenance is impeded in order to keep this costly project moving.
